A client mentions a second home in Miami. Another wants to explore U.S. rental properties. A long-standing investor is considering how to spread real estate holdings across different markets.
For an international broker, these conversations create an opportunity to extend an existing relationship. The next step requires local knowledge: which locations to consider, how to compare properties and who will support the client through the purchase and ownership process.
I created Miami Private Client Broker Academy and the Miami Desk partnership model to help brokers and agencies build that capability without establishing their own South Florida office.
The idea is simple: you bring the relationship; I bring Miami expertise and local coordination.
Start With the Client’s Objective
Before discussing buildings or floor plans, I ask a more useful question:
What do you want this capital to accomplish?
A buyer seeking rental income needs a different analysis from a family purchasing a seasonal home. Someone considering a long-term investment may have different priorities from a client who needs access to their capital within a few years.
Our initial conversation explores:
The purpose of the purchase.
The balance between personal use and investment.
The expected holding period.
Income needs and expectations for potential appreciation.
Financing preferences.
Ongoing ownership costs.
The eventual exit strategy.
These answers give the property search direction and help the referring agent identify when South Florida may be relevant to a client.
Understand South Florida as a Collection of Markets
“Miami” is often the starting point for an international inquiry. The actual search may extend across Miami-Dade, Broward and Palm Beach.
The Academy introduces brokers to locations including Brickell, Edgewater, Miami Beach, Bal Harbour, Sunny Isles, Aventura, Fort Lauderdale and Palm Beach. We examine how to match a location, property type and ownership scenario to the client.
A useful market discussion also looks at development: infrastructure, business activity, new construction and competing supply. The question is how those changes could affect a particular property’s appeal, rental demand and future resale competition.
Through market briefings and project updates, partners can develop the context needed to ask better questions and explain their selections.
Put Portfolio Diversification in Context
For clients whose property holdings are concentrated in one country or city, South Florida can be a market to evaluate within a broader diversification discussion.
That evaluation should consider geography, currency exposure, property type, sources of rental demand and the amount of capital committed to each investment.
Buying several properties does not automatically create a diversified portfolio. Several similar condos in one location may remain exposed to many of the same risks.
Within Miami Desk, my role is to analyze the real estate: location, comparable properties, ownership costs, rental feasibility and resale considerations. The client’s financial and tax advisors can assess how a potential purchase fits the overall portfolio and personal circumstances.
Compare Projects Beyond the Presentation
New developments are an important part of the Academy, with a consistent framework for comparing opportunities.
We examine the developer’s track record, entry price, deposit schedule, anticipated completion, competing supply and contractual restrictions. We also consider the client’s ability to commit capital throughout the construction period.
An early purchase needs to make sense on its own terms. A projected completion date, future rental estimate or proposed price increase should be examined carefully.
For completed condos, the analysis includes association finances, reserves, assessments, insurance, building condition, rental restrictions and financing considerations.
The central question is:
What will it really cost this client to own this property?
Connect the Purchase With the Ownership Plan
For a remote buyer, closing is one stage of a longer process.
A rental property may require furnishing, photography, leasing, management and ongoing maintenance. A second home may need home watch and coordination while its owner is away.
The Academy includes both short-term and long-term rental scenarios, with attention to operating expenses and the practical work involved. Partners learn to distinguish gross rental revenue from the income remaining after expenses.
Miami Desk can help coordinate the relevant professionals and services so that the ownership plan is considered before the purchase.
Give International Clients a Coordinated Local Process
International transactions often involve several specialists. Part of my role is helping clients understand the sequence and connecting them with the appropriate professionals.
Depending on the transaction, that may include mortgage, legal, tax, title, insurance and property management support.
The Academy also introduces brokers to questions involving foreign-national financing, EB-5 inquiries and capital held in digital assets. These subjects require specialist involvement; the educational goal is to recognize the request and know whom to involve.
Choose How We Work Together
Miami Desk offers four ways to collaborate.
Referral Partner
Introduce a client for local assistance, with the referral arrangement and compensation terms documented through the appropriate brokerage process.
Co-Advisor
Stay actively involved through joint consultations, coordinated communication and a shared understanding of the client’s objectives.
Miami Desk
Build an ongoing South Florida resource for your business, supported by market briefings, project updates and client consultations.
Education Partner
Develop your team’s knowledge through training, private briefings and co-branded client sessions.
At the center of each format is respect for the relationship you have already built, with communication and responsibilities agreed at the outset.
Begin With a Private Broker Briefing
The starting point is a 90-minute Miami Introduction covering South Florida markets, investment objectives, pre-construction basics, international buyers and the partnership model.
For teams seeking more depth, the Miami Investment Advisor program offers four 60-minute sessions. Ongoing Private Client Miami Desk participation can include quarterly market briefings, monthly project updates, private developer presentations and co-branded client webinars.
You can begin with a team briefing or a specific client question.
Tell me about your market, your clients and the South Florida requests you are receiving. Together, we can identify a practical next step.
